Before looking for your next home, take the time to get pre-approved by a bank or mortgage broker of your choice. This can save hours of searching for homes in the wrong price range. They’ll be able to pre-approve you for a loan amount so that you hit the market knowing exactly what you can afford. Plus, it helps simplify the process when you find the place you want to make an offer on.

Now that you’ve got your finances in order, let’s meet up. Choosing us as your partner is a win/win situation. We’ll walk you through the process of buying, and help with what to expect at each stage.
We’ll listen to your needs, your goals, your budget and find out what will make you fall in love with a home. We’ll preview new listings, advise you of new properties, lean on our relationships to get you into new listings first, and use all our resources to get you the home that you want.

The search for a new place can take time. Going at it alone without the commitment of a dedicated partner can mean weeks or months of wasted hours and energy. Let us help you define your search so that your valuable time is spent only on the best selection of properties. We'll always have your best interest at heart because your happiness is more important to us than the sale.
We’ll update you frequently about what’s on the market that fits your criteria. We'll also send you properties that you may want to view. When something interests you, we’ll arrange a private viewing or visit an open house to see it in person. Weeding out the "Maybe"s & "No"s will help lead us to your "One".

Once you have found a home that you're interested in buying, it's time to make an offer. We'll take you through every step from writing an offer, to completing on your purchase and beyond. We will conduct a market analysis in order to determine the fair market value of the home, decide on an offer price, and discuss the necessary conditions to allow you to do your due diligence. These can include Conditional to Financing, Conditional to Home Inspection, Conditional to Reviewing Condominium Documents, and more.
We’ll present and negotiate a strong offer in the hopes of making the home yours.

An offer can be drafted with or without conditions. An offer without conditions is often referred to as an “unconditional offer”. One with conditions is known as a “conditional offer”. If your offer is conditional, you'll spend the agreed upon time (usually about 7-10 business days) making sure the home satisfies your conditions.

Make an appointment with your lawyer, as well as with your lender, to prepare and sign the necessary documents to transfer the title into your name. This is when the balance of the down payment is due. Don't forget to arrange for homeowner’s insurance to be in place on the date of your completion. Also, re-direct your mail and set up your electricity & gas accounts. If you’re purchasing in a condominium, contact the property manager to arrange a move-in time and pay the move-in fee in advance.
